- Tordera→A very large municipality with estates and isolated houses reached by track. The riverbed rules: heavy rain takes out tracks, chambers and walls long before it touches the house itself.
- Malgrat de Mar→On the border with La Selva, with plenty of foreign ownership that only comes down in summer. Seasonal flats, large buildings and the usual salt on front-line railings and blinds.
- Palafolls→Estates spread far from the village, with large plots and woodland around. Vegetation controlled, gutters clear and pool in check: without that, the house goes back to the hillside in two seasons.
- Santa Susanna→Villas with large plots by the coast and a lot of seasonal letting. Damage appears between tenants and nobody documents it, and the pool does not wait for August to arrive.
- Pineda de Mar→Seasonal blocks with shared plant and flats opened two weeks a year. In Poblenou the mix of permanent and empty homes means leaks are found late, and usually by the neighbour.
- Calella→Holiday flats shut out of season, in a compact centre of narrow streets. Dry traps, damp and jammed blinds are the standard repertoire of any flat left closed for months.
- Sant Pol de Mar→An old centre of steep streets and terraced houses, with small, awkward roofs. Salt reaches indoors, and a long absence leaves its mark on joinery and ironmongery.
- Sant Cebrià de Vallalta→Estates in the valley, with wooded plots and the riverbed close by. Access, vegetation and drainage are the three fronts; a closed house here is invisible from the road.
- Sant Iscle de Vallalta→Farmhouses and country houses in a small, very green municipality. Real isolation, old services and tracks that degrade with every storm: scheduled visits are the only possible watch.
- Canet de Mar→Residential modernisme with delicate roofs and period houses. A badly resolved roof here goes unnoticed until the stain reaches the ceiling below, and many stand empty most of the year.
- Arenys de Munt→Properties along the riverbed and estates such as Torrentbò and Collsacreu, sensitive to heavy rain. Walls, drainage and track access account for nearly every winter incident.
- Arenys de Mar→Harbour, salt air and village houses on a slope. Exterior maintenance is demanding: ironmongery, railings and locks degrade faster than a once-a-month owner expects.
- Caldes d'Estrac→Grand seasonal houses facing the sea, many with structure over a century old. Roof, downpipe and timber joinery: classic maintenance that does not forgive months of neglect.
- Sant Vicenç de Montalt→Supermaresme and Els Garrofers are hillside estates fully exposed to the sea wind. Pools, retaining walls and large gardens on houses that stay empty all winter, weekends included.
- Sant Andreu de Llavaneres→A high concentration of villas with pool and garden, plus the moorings at El Balís. This is the kind of property where the expensive part is not the fault: it is how long it takes anyone to see it.
- Mataró→The county capital, with inherited or unsold flats and homes owned by people working abroad. The enemy here is not the sea, it is time: a flat closed for a year degrades more than anyone expects.
- Argentona→Historic summer houses and estates such as El Cros and Les Ginesteres. Structure over a century old living alongside services refurbished in stages: the inspection has to cover both.
- Òrrius→A small municipality surrounded by woodland, with farmhouses and scattered homes. No passing traffic and no passing neighbour: a door left unlatched waits for the next visit.
- Dosrius→Can Massuet del Far and Canyamars are pure forest interface. Firebreak strip, gutters full of pine needles and tracks washed out by every storm; vegetation is the main maintenance here.
- Cabrera de Mar→An inland valley with large, isolated properties among vines and woodland. With no close neighbour, anything from an irrigation fault to an alarm is discovered when the owner returns, not when it happens.
- Cabrils→Wooded estates such as Santa Elena d'Agell, where vegetation and blocked gutters are the risk. Sloping plots, pools and walls: the winter list here is long and not sorted in an afternoon.
- Vilassar de Dalt→Restored farmhouses and village houses with old services. Old structure plus partial refurbishment is the combination that produces most surprises when a home goes weeks unopened.
- Vilassar de Mar→A classic second home for Barcelona families, with gardens close to the sea. Sea damp, a garden that keeps growing, and blinds that do not come down on their own when a storm arrives.
- Premià de Dalt→La Cisa and Santa Anna are scattered estates with track access and sloping plots. Drainage and retaining walls are the critical point every time it really rains.
- Premià de Mar→High density and sea damp: leaks travel between party walls and surface in the neighbour's home before yours. A closed flat finds out when somebody knocks on the door.
- Teià→Houses with pools that spend the winter empty, around Sant Berger and Mas Coll. Idle pool, automatic irrigation and a large garden: three things that run themselves until they stop.
- Alella→Properties among the vineyards, away from the village and with no neighbour to raise the alarm. Track access on several plots, a pool and garden on most, and a valley where nobody passes your gate.
- El Masnou→Plenty of seasonal flats closed from October to June, plus houses with gardens up the hill. Salt along the whole seafront and buildings where a leak in an empty flat takes weeks to show.
- Tiana→Houses with gardens on the hillside, around Mas Ram: drains, run-off and retaining walls are the critical point. In heavy rain the water goes wherever it finds a gap.
- Montgat→Front-line sea and constant salt on joinery and railings. Flats at Turó del Mar look at the sea and pay for it: fittings, blinds and seals degrade faster than anyone budgets for.

Scattered estate
