What we do on every visit
The same points, always in the same order.
It isn't «a walk round the house». It's a fixed protocol repeated identically every time, so that anything that has changed since the last visit stands out.
Water
- Main stopcock and meter
- Leaks under the sink, basins and washing machine
- Traps and drains (topped up with water so they don't dry out)
- Boiler or cylinder: pressure and no dripping
- Stains and damp on ceilings and walls
Power and cold
- Consumer unit and RCD trip test
- Fridge and freezer running, no ice build-up
- Outside lighting and presence timers
- Supply status and meter readings
Security
- Doors, locks and signs of forced entry
- Windows, shutters and awnings
- Alarm status, where fitted
- Boundary, gates and access points
Air
- Cross-ventilation of the whole house
- Relative humidity measured with a hygrometer
- Mould in wardrobes, under beds and in blind spots
- Signs of pests: insects, rodents, nests
Outside
- Visible roof, gutters and downpipes
- Terrace, porch and outdoor furniture
- Pool: level, water clarity and filtration
- Garden: irrigation, growth and firebreak
And what you can't see
- Post and junk mail cleared from the letterbox
- Removal of notices that advertise an empty house
- Follow-up on whatever was left open at the last visit
