Why this exists

An empty house isn't a still house.

A trap dries out and the drains start to smell. A basin hose drips in November and you find out at Easter, with the floor lifted and the neighbour downstairs waiting for you. The boiler trips, the freezer defrosts, a shutter jams open. None of it announces itself.

The problem is never the fault. It's how long it takes to find it.

Water doesn't forgive

It's the most common household claim and the one that worsens most with time. In a lived-in house you spot it within the hour; in a closed one, within six months.

Favours run out

The neighbour who used to look in gets tired, moves away or gets old. And they won't ring to tell you they've stopped.

An alarm doesn't look at the ceiling

An alarm tells you someone came in. Not that damp is rising, a roof tile blew off, or a drain is blocked.

What we do on every visit

The same points, always in the same order.

It isn't «a walk round the house». It's a fixed protocol repeated identically every time, so that anything that has changed since the last visit stands out.

01

Water

  • Main stopcock and meter
  • Leaks under the sink, basins and washing machine
  • Traps and drains (topped up with water so they don't dry out)
  • Boiler or cylinder: pressure and no dripping
  • Stains and damp on ceilings and walls
02

Power and cold

  • Consumer unit and RCD trip test
  • Fridge and freezer running, no ice build-up
  • Outside lighting and presence timers
  • Supply status and meter readings
03

Security

  • Doors, locks and signs of forced entry
  • Windows, shutters and awnings
  • Alarm status, where fitted
  • Boundary, gates and access points
04

Air

  • Cross-ventilation of the whole house
  • Relative humidity measured with a hygrometer
  • Mould in wardrobes, under beds and in blind spots
  • Signs of pests: insects, rodents, nests
05

Outside

  • Visible roof, gutters and downpipes
  • Terrace, porch and outdoor furniture
  • Pool: level, water clarity and filtration
  • Garden: irrigation, growth and firebreak
06

And what you can't see

  • Post and junk mail cleared from the letterbox
  • Removal of notices that advertise an empty house
  • Follow-up on whatever was left open at the last visit

24 checks on every visit, without exception.

The product isn't the visit

It's the proof we were there.

Anyone can tell you they dropped by your house. We show you: every report carries the time in and out, verified location, the result of each check, and photos with the date burned in.

  • In your inbox the same day as the visit
  • Kept forever in your client area
  • Anything wrong is flagged with a photo and a recommendation
  • Downloadable as PDF, which is what your insurer will ask for

What needs watching

The north gutter is blocked with leaves, and humidity in the small bedroom is up four points since the last visit. I'd clear the gutter before the October rains. I've asked for a quote and will send it tomorrow.

The argument nobody makes

Your insurer is watching.

Policies treat a main home and a second home differently, and with water damage the time taken to detect the leak weighs on the loss adjustment. When you can't evidence the last time your house was known to be sound, you go into that conversation on the back foot.

A history of dated, photographed visits moves that conversation somewhere else.

We are not insurers and this is not legal advice. Always check the specific terms of your policy.

Where we reach

The whole Catalan coast, from Portbou to Alcanar.

Five areas, one way of working. Every town has its own page, because looking after a house in Cadaqués is nothing like looking after one in the delta.

Costa Brava

Tramuntana wind, salt air and cove houses empty for nine months. From the inland Empordà down to Blanes, it holds more foreign-owned property than anywhere else in Catalonia.

41 towns

Maresme

Barcelona's traditional second-home coast: hillside houses with pools, seasonal flats by the beach and estates set back into the woods.

30 towns

Barcelona and the Garraf

The city flat owned from abroad and the garden house facing the sea, on the same drive. Two very different problems half an hour apart.

12 towns

Costa Daurada

Kilometres of seasonal housing that opens in June and closes in September, between Cunit and L'Hospitalet de l'Infant.

17 towns

Terres de l'Ebre

Delta, salinity and permanent humidity. This is where a closed house degrades fastest on the whole Catalan coast.

Fair questions

What people ask before handing over the keys.

That's the right question. We sign a custody protocol with your details and ours, keys are held in a coded safe with no address attached, and every entry is logged with time and location in the report. If you'd rather use a smart lock, we'll fit one and you grant and revoke our access whenever you want.

Always the same person, assigned to your area, with a name and a face you'll know from day one. We don't send whoever happens to be free.

We ring you the same day; we don't wait for the report. If you authorise it, we arrange the trade, let them in, supervise and send you the write-up. The repair is paid to the tradesperson, not to us, and you approve it beforehand.

Yes, with current public liability cover. We send you the certificate before you sign, without you having to ask.

Yes. No lock-in and no penalty. Cancel from your client area in one click, you stay covered until the end of the month you've paid for, and we return the keys wherever you say.

No. We work in Spanish, Catalan, English and French, and your report arrives in whichever you choose.

We don't manage rentals or bookings. We look after closed houses. If you let yours occasionally, we can handle the clean and the arrival, but the letting is yours to run.

Nobody has looked at your house for weeks.

That's fixable today, and it costs less than the excess on a water claim.
