Barcelona and the Garraf
Garraf, town by town.
Sitges and its surroundings concentrate seasonal foreign ownership, and behind them lie the estates of the massif, with wooded plots and long access tracks.
Regular visits, a protocol inspection and a photo report in every town of the comarca. From €69/month, no lock-in.
Towns in this comarca (6 towns)
Each has its own page, with what gets watched there in particular.
- Sitges→Terramar, Vallpineda and Les Botigues are full of foreign-owned houses used a few months a year. Pool, garden and a constant sea damp that works on the joinery all year round.
- Olivella→Can Suria and Mas Mestre are large estates inside the Garraf massif, with wooded plots and long tracks. Vegetation, water tanks and access: mountain-house maintenance, not beach-house maintenance.
- Canyelles→Scattered estates ringed by pine forest, with many homes used only in summer. The firebreak strip and the gutters are the first line of defence, and they do not clear themselves.
- Sant Pere de Ribes→Houses with gardens and pools between Ribes and Les Roquetes, plus restored farmhouses. Automatic irrigation, vegetation and a pool all running unsupervised for months.
- Vilanova i la Geltrú→A seaside town with a harbour, seasonal flats at Ribes Roges and owners who only come down in summer. Salt on the front line and buildings where nobody looks at a closed flat.
- Cubelles→Les Salines and the beach strip are flats and houses that empty in September. Damp, dry traps and small gardens that turn into jungle before you get back.
What repeats across this comarca
The features that come up most across its towns, and what we do about each one.
Scattered estate
With no permanent neighbour nearby, there is nobody to raise the alarm. The scheduled round is literally the only way anything gets noticed.
Pool
Level, filtration, cover and winterising. A pool left standing for six months is the most expensive and most avoidable fault a second home has.
Empty all winter
Months with the house shut and the blinds down. Dry traps, damp and stale air are the guaranteed result if nobody goes in to air it.
Forest interface
The firebreak strip is a legal duty, not advice, and nobody reminds an empty house about it. We watch vegetation, gutters and branches over the roof.
Track access
The track is part of the house: if a storm washes it out, nobody gets in. We check it every visit and warn you before it becomes impassable.
Flat in a shared building
Shared stacks and a management company that does not look at your door. What counts here is going in, running the water, airing the place and recording it.
