What needs watching

The north gutter is blocked with leaves, and humidity in the small bedroom is up four points since the last visit. I'd clear the gutter before the October rains. I've asked for a quote and will send it tomorrow.

Time in and time out

Not «we came on Thursday». We arrived at 11:52 and left at 12:40. If a visit lasts eight minutes it shows, and that's the point.

Verified location

The inspector's phone records the coordinates when the visit opens. That's the difference between saying we were there and proving it.

Policies treat a main home and a second home differently, and with water damage the time taken to detect the leak weighs on the loss adjustment. When you can't evidence the last time your house was known to be sound, you go into that conversation on the back foot.
