Towns in this comarca (8 towns)
Each has its own page, with what gets watched there in particular.
- Roda de Berà→Roda de Mar and the beach strip are seasonal flats in large buildings. In winter a whole block can be empty, and a leak takes weeks to show itself.
- Creixell→Beachside estates with garden and pool houses used almost exclusively in summer. Sand, salt and vegetation: three things that let themselves in when a house sits closed for months.
- Torredembarra→Els Munts and Clarà mix seasonal houses with permanent homes. The seasonal ones are the ones paying for salt and damp, and their management company is not there to watch them.
- Altafulla→An old centre up the hill and Baix a Mar by the beach: stone houses with old structure and seasonal homes right on the sand. Two different inspections in one small town.
- La Pobla de Montornès→Inland estates with large plots and track access, a few kilometres from the sea. Vegetation, pool and drainage, with the house closed most of the year.
- Tarragona→Flats in the Part Alta with centuries-old structure and beach estates such as Cala Romana. The city has both the old-town problem and the coastal second-home problem at once.
- Vila-seca→La Pineda is pure seasonal flat territory, with heavy summer letting turnover and total silence in winter. Large buildings where nobody looks at your door until there is a problem.
- Salou→Blocks of flats that in low season are down to one lit window per stairwell. Salt, damp and letting damage: what is not checked in October is paid for in June.
What repeats across this comarca
The features that come up most across its towns, and what we do about each one.
Empty all winter
Months with the house shut and the blinds down. Dry traps, damp and stale air are the guaranteed result if nobody goes in to air it.
Flat in a shared building
Shared stacks and a management company that does not look at your door. What counts here is going in, running the water, airing the place and recording it.
Scattered estate
With no permanent neighbour nearby, there is nobody to raise the alarm. The scheduled round is literally the only way anything gets noticed.
Salt air
Salt seizes blind runners, hinges and locks. We check them, grease them, and tell you when a window will not take another winter.
Old town
Terraced houses, narrow streets and small roofs. A leak travels through two homes before anyone sees it.
Old services
Consumer unit, downpipes and roof with decades behind them. In a house opened twice a year, that kind of fault takes months to show.
