- Torroella de Montgrí→L'Estartit is blocks and flats facing the sea that empty out in October. Wind head-on, salt on the railings, and buildings where a leak in a closed flat only appears once it has run down two floors.
- Ullà→A small village below the Montgrí, with old terraced houses. When the house next door is shut too, a leak spreads through both without anyone seeing it until it stains a ceiling.
- Gualta→Fields, rice paddies and golf. High ambient humidity all year and houses with large gardens: mould inside and vegetation outside is the pair that shows up whenever a house sits closed for weeks.
- Fontanilles→A tiny hamlet among fields, with restored stone houses. Genuine isolation: if something happens there is no neighbour on the landing to notice. A scheduled round is literally the only possible alert.
- Palau-sator→Palau-sator, Sant Feliu de Boada and Fontclara are three medieval hamlets of stone houses owned by people who live elsewhere. Thick walls, timber roofs and careful restorations best not left alone.
- Pals→Golf, beach and a medieval centre, with well-established foreign ownership. Els Masos de Pals and the beach area empty in winter, and the damp off the rice fields is felt inside the house, not only outside.
- Regencós→An entire restored stone village, with high-value houses and very few people in winter. Roof, gutter and joinery account for nearly every incident, and access into the village is narrow.
- Begur→Sa Riera, Aiguablava, Sa Tuna and Fornells: expensive houses on steep ground, among pines, up narrow lanes. Pool, garden and retaining wall are what we check; in winter the coves are left to themselves.
- Torrent→Country houses and large gardens in a municipality with very few residents. The property is high-value and many owners live outside Spain, so the only regular presence is the one you arrange.
- Ullastret→A medieval centre and restored old houses. Centuries-old structure, services renewed in patches and rising damp: the inspection here is patient and detailed, not a matter of flicking a light on.
- La Bisbal d'Empordà→A county town full of village houses, many inherited or up for sale. Empty houses in the old centre age worst: downpipes, roofs and consumer units untouched for years.
- Forallac→Peratallada, Vulpellac and Fonteta are full of stone houses in international ownership. Track access on some properties, a pool and garden on nearly all, and months on end locked up.
- Palafrugell→Calella, Llafranc and Tamariu are cove houses that nobody sees in winter. Slopes, pines over the roof and salt air; summer letting also leaves damage worth finding before September.
- Mont-ras→Farmhouses and country houses among cork oaks, on large plots. The firebreak strip and gutters full of pine needles are the standing job, and the access track counts as part of the house.
- Vall-llobrega→A small municipality between Palamós and Mont-ras, with scattered houses ringed by woodland. Vegetation, inspection chambers and access: in heavy rain the first thing to fail is the track, not the house.
- Palamós→A working port and homes exposed to easterly storms. La Fosca and Castell empty in winter; the swell lifts tiles and coats the railings of front-line flats in salt.
- Calonge i Sant Antoni→Woodland estates up the hill and flats down in Sant Antoni. Two different problems in one municipality: vegetation and access above, damp and shared buildings below, both needing regular eyes.
- Castell-Platja d'Aro→The largest stock of second homes in the area, between flats, Mas Nou and the S'Agaró villas. Out of season whole blocks show a single lit window; idle pools are the classic incident.
- Sant Feliu de Guíxols→The villas of S'Agaró and Sant Pol, high-value property very exposed to easterly weather. A dense old town on one side and isolated houses with gardens on the other: two different inspections in one town.
- Santa Cristina d'Aro→Golf Costa Brava, Bell-lloc and Roca de Malvet: large estates inside the woods, with wide plots and plenty of track access. Firebreak, pool and irrigation are the underlying work here.

Empty all winter
Months with the house shut and the blinds down. Dry traps, damp and stale air are the guaranteed result if nobody goes in to air it.
Farmhouse or country house
Old structure, a large roof and outbuildings that are almost never opened. The inspection is long and done in parts, not a glance.
Old town
Terraced houses, narrow streets and small roofs. A leak travels through two homes before anyone sees it.
Pool
Level, filtration, cover and winterising. A pool left standing for six months is the most expensive and most avoidable fault a second home has.
Foreign ownership
The owner is a flight away. A report with dated photos and a same-day phone call is what replaces being able to drop by.
Forest interface
The firebreak strip is a legal duty, not advice, and nobody reminds an empty house about it. We watch vegetation, gutters and branches over the roof.
